Slipped tiles, leaking roofs, broken flashing — we sort all of it, often the same day.

We’re local roofers covering Amersham and the surrounding villages. Most roof repairs we can do without scaffolding, in a single visit, for a price agreed before we start.

What we repair

Roofs in the Chilterns take a beating. The wind funnels off the hills, the winters cycle wet-dry-wet-dry, and a lot of properties in Amersham still have their original roof from the 1960s and 70s. Here’s what we get called out for most:

Slipped or missing tiles

By far the most common job. A few tiles work loose in a storm, slip out of place, and suddenly you’ve got daylight coming through — or worse, water. Most slipped tile repairs are a single ladder visit. We put the tiles back, refix anything that’s loose, and check the surrounding area for other tiles about to go.

Typical price: £80–£250 depending on access and how many tiles are involved.

Cracked or broken tiles

Tiles crack from frost damage, foot traffic during other work, or just age. We replace cracked tiles with matching ones where we can — for older Amersham properties we keep stock of common heritage tile types (Marley Wessex, Redland Renown, plain clay).

Typical price: £100–£300.

Ridge tile repairs

The ridge tiles along the top of the roof are the most exposed and the first to fail. We see a lot of loose or missing ridge tiles in this area, especially after windy spells. Re-bedding ridge tiles in fresh mortar, or dry-fixing them with mechanical clips for a longer-lasting result, is a common job.

Typical price: £15–£25 per ridge tile for partial work, or £400–£900 for a full ridge re-bed across the whole roof.

Lead flashing repairs

The lead flashing where the roof meets the chimney, walls, or valley is one of the most common causes of leaks. Lead cracks, lifts, or pulls away over time. We re-dress, re-seal, or replace lead flashing depending on its condition.

Typical price: £150–£500.

Pointing and mortar repairs

The mortar around chimneys, ridges, and verge tiles cracks and crumbles over the years. Re-pointing brings it back to weatherproof and stops water getting into joints.

Typical price: £200–£600 depending on area.

Valley repairs

The valley where two roof slopes meet is a common leak point, especially on older properties with mortared valleys. We can re-bed mortar valleys or replace them with modern dry-valley systems for a longer-lasting fix.

Typical price: £300–£800.

Roof leak investigation

Sometimes you’ve got a leak and you can’t see where it’s coming from. We do leak investigations — get up on the roof, check the obvious suspects first, then work down to the more subtle stuff (damaged underlay, cracked flashing, gaps in pointing). Once we know what’s causing it, we’ll give you a fixed price to fix it.

Storm damage repairs

After a storm we get a lot of calls. Lifted tiles, blown-off ridge caps, chimney pots down, damaged guttering. We do emergency callouts the same day to get a temporary repair on, then come back for the permanent fix.

What causes roof problems in Amersham

Three things mainly:

1. Wind. The Chilterns funnel wind off the surrounding hills, and Amersham gets some genuinely strong gusts in winter storms. Loose tiles get lifted, ridge caps go missing, and weak spots get exposed.

2. Age. A lot of houses in this area still have their original 1960s and 70s roofs. Concrete tiles of that era have a 40–50 year lifespan. We’re seeing many of them reach end of life now, with widespread granule loss, cracking, and underlying felt that’s gone brittle.

3. Moss and debris. Mature trees and chalk soils across the Chilterns mean a lot of properties get heavy moss build-up on north-facing roofs. Moss holds moisture, lifts tiles, and clogs valleys and gutters. Worth dealing with before it becomes a bigger problem.

Repair or replace?

For most jobs in Amersham, it’s a no-brainer — a £200 repair is obviously the right call versus a £6,000 re-roof. But sometimes it’s a judgement call. Here’s how we think about it:

Stick with repair when:

  • The damage is localised
  • The rest of the roof is in good condition
  • The roof is under 30 years old
  • You’re not planning to sell soon

Consider replacement when:

  • You’re getting repeated leaks in different places
  • The roof is over 40 years old and the tiles are visibly worn
  • The underlay has failed
  • You’ve already had multiple repairs in recent years
  • You’re selling and a buyer’s survey will flag it anyway

When we come out, we’ll give you our honest read. If a repair makes sense, we’ll do the repair. We won’t push a replacement when a repair will do.

If you’ve got water coming through the ceiling, missing tiles after a storm, or any urgent problem — call us straight away. We keep slots open for emergencies and can usually be on site the same day, including evenings and weekends.

Temporary tarpaulin or patch repair goes on within hours, then we come back to do the permanent fix.

Common questions

Will my insurance cover the repair?

Storm damage and accidental damage are often covered by buildings insurance. Wear and tear isn’t. If it’s storm-related, we can provide a detailed report with photos that you can submit to your insurer.

Do I need scaffolding for a simple repair?

Almost never for one or two tiles. We work off ladders and roof ladders. Bigger jobs (full ridge re-bed, chimney work, valley repairs) sometimes need scaffolding — if so, we’ll arrange and price it.

How quickly can you come out?

For a free survey, usually within 48 hours. For active leaks or storm damage, same day where possible.

What guarantee do you give?

All repairs are guaranteed. If the repair fails because of how we did it, we come back and put it right at no charge.

Are you insured?

Yes, fully insured up to £2 million public liability. Certificate available on request.

What about working at height?

We follow Working at Height Regulations. Proper roof ladders, harnesses where needed, ground crew where the job warrants it.
