What we repair
Flat roofs come in three main types in the UK. We work with all of them. Most domestic flat roofs in Amersham are on garages, extensions, dormers and porches — and they’re usually one of the following:
Felt flat roofs
The most common type on older Amersham properties. Three layers of bituminous felt bonded with hot bitumen or torch-applied. Tough and proven, but prone to cracking, splitting and lifting at the seams once they pass 15–20 years old.
Typical problems: blisters, bubbles, splits along the seams, ponding water, granule loss exposing the bitumen underneath.

EPDM rubber flat roofs
The modern alternative to felt, increasingly common on new extensions and replacements in Amersham. A single sheet of rubber bonded down with adhesive, with welded seams.
Typical problems: lifting at the perimeter, failed seams, punctures from foot traffic, shrinkage at the edges over time.
What we do: punctures and small tears we patch using EPDM repair tape and primer. Failed seams we weld back down. If the membrane has shrunk significantly, full replacement is usually more cost-effective than ongoing repairs.
GRP fibreglass flat roofs
A liquid-applied glass-reinforced polyester system that cures into a solid, seamless layer. Increasingly popular on newer-build extensions across south Bucks because there are no seams to fail.
Typical problems: crazing (fine cracks in the surface), debonding at edges, damage where contractors have walked on it during other work.
What we do: localised surface damage can be cut out and re-laminated. Larger areas of debonding usually mean stripping back and re-applying — we’ll tell you which.
Other materials

The five problems we see most
Most flat roof callouts in Amersham fall into one of these five buckets. Knowing which one you’ve got tells you how urgent it is and roughly what it’ll cost.
1. Active leak
Water coming through the ceiling, damp patches that grow when it rains, or visible water sitting in a light fitting. Needs same-day attention to prevent ceiling damage and mould. We can usually get a temporary fix on within hours and arrange the proper repair within the week.
2. Ponding water
Water that doesn’t drain off after rain and just sits in a low spot. Not always urgent, but a long-term killer of any flat roof. 3. Failed seams or splits

4. Damaged flashing or upstands
The flashing where the flat roof meets the house wall or a chimney has cracked, lifted, or pulled away. Common cause of leaks that look like roof leaks but are actually flashing leaks. Usually a quick fix.
5. End of life
The roof has done its 20–25 years and the whole membrane is degraded. Repairs at this point are a sticking plaster. Replacement is the honest answer, and we’ll quote it that way.
Repair or replace?
We get asked this a lot. Here’s how we think about it:
A repair makes sense when:
- The damage is localised (under about 20% of the roof area)
- The rest of the membrane is still in good condition
- The roof is under 15 years old
- The substrate underneath is dry
A replacement makes sense when:
- The damage covers a large area
- The membrane is at end of life (20+ years for felt, 25+ for EPDM)
- The substrate is wet or damaged
- You’ve already had multiple repairs
- The fall is wrong and water is ponding
When you call us out, we’ll tell you which we think applies — and we’ll back it up with photos so you can see what we’re looking at. If a £200 repair will buy you another five years, we’ll do the repair. We don’t push replacements when a repair will do.

Common questions
How long does a flat roof repair take?
Most repairs are a single day. We arrive in the morning, get the work done, and you’ve got a sound roof by the evening. Larger overlays or replacements typically take two to three days.
How long will the repair last?
A properly done repair on a roof that’s not at end of life should give you another 5–10 years easily. We guarantee all our work — if a repair fails within the guarantee period, we come back and fix it free.
Do I need scaffolding?
For most domestic flat roofs (garages, extensions, single-storey rear additions) — no. We work off ladders and roof ladders. Larger or higher flat roofs sometimes need scaffolding, in which case we’ll arrange it and include the cost in the quote.
What materials do you use?
For felt repairs we use Permaroof and IKO products. For EPDM we use Firestone RubberCover. For GRP we use Cromar systems. All are industry-standard and come with manufacturer guarantees.

Can you do the work in winter?
Felt and EPDM repairs are weather-dependent — they need dry conditions and temperatures above about 5°C to bond properly. GRP needs slightly warmer conditions. In bad weather, we’ll do an emergency temporary repair and schedule the permanent work for the next dry spell.
Do you do garage roofs?
