Common garage roof problems
Felt cracking and splitting
The most common issue. Old felt dries out, cracks along the seams, and starts letting water in. Small splits can be patched. Widespread cracking usually means the felt has reached end of life.
Ponding water
Older garages often have poor drainage or an incorrect fall. Water sits on the roof after rain, degrades the membrane faster, and eventually finds its way in. Solving this properly usually means replacing the covering and correcting the fall at the same time.
Soft or rotten boards
Once water gets through the felt, the timber boards underneath absorb it and start to rot. If the roof feels soft or bouncy when you walk on it, the boards need replacing — not just the covering.
Blown or lifted felt
Wind gets under a loose edge, lifts the felt, and peels it back. Common after storms. Can sometimes be re-bonded, but if the felt is old and brittle it usually tears rather than lying back down.
Repair or replace?
For garage roofs, the decision is usually straightforward:
Repair if:
- The damage is in one area
- The rest of the felt is still flexible and intact
- The boards underneath are dry and solid
- The roof is under 15 years old
Replace if:
- The felt is cracked or bare across most of the roof
- The boards are soft or wet
- You’ve already had it patched before
- The roof is over 20 years old

What replacement involves

How long does a garage roof replacement take?
One day for a single garage, one to two days for a double. If extensive board replacement is needed, add half a day.
Do I need Building Regulations for a garage roof?
Usually not. Building Regs apply to roofs over habitable rooms (kitchens, bedrooms, living rooms). A standalone or attached garage used for parking or storage doesn’t normally require sign-off. We’ll flag it if your situation is different.
Is it worth replacing a garage roof on an old garage?
If the walls and structure are sound, yes — a new roof is far cheaper than a new garage. A £1,500 re-roof gives you another 25–30 years of use.
EPDM or felt for a garage?
EPDM costs a bit more but lasts twice as long (30+ years vs 15–20). For most people, the extra £200–£400 is worth it. We’ll lay out both options in your quote.
